HOAs Documents

Waterways is a deed-restricted community. The documents that place those restrictions are commonly known as the ”HOA Docs”. All residents must abide by the restrictions and obligations defined in these documents. These documents also created the Waterways of Naples Homeowners Association. These documents are part of the public record and are on file with the Collier County Clerk of Courts. They are accessible via the Clerk’s website. There may be recent amendments that do not appear on this list.

1. The HOA Documents Declaration of Covenants and Restrictions, Plats, Articles of Incorporation and the Bylaws of Waterways of Naples Homeowners’ Association, Inc., are available via the Clerk of Courts website. The Declaration starts on PDF page 3, the Plats on page 53, Articles on 80 and Bylaws on 86.

2.  Waterways is part of the Orangetree Planned Unit Development (PUD).  As such, it must abide by the Declaration of Protective Covenants and Restrictions for Orange Tree.  It was amened in 2012 and 2016.
